I kept thinking about what Dale told me!

I just ran into a friend of mine and they came over to tell me their horror story of how they had tried to purchase a house that was For Sale by Owner.  I tried to tell them that I could still be of value to them and represent their best interest.  Apparently the home owner did not want to involve a realtor so I didn't get the call.  After several price negoation and home inspection issues they find out that their are several leins on the property.  What a nightmare the wife said.  After all that they were ready to walk away, but guess who kept their deposit. 
Now granted, there are still lots of issues that arise in anyone of my transactions, however we have seen most all of them and learned how to deal with them.  Most importantly we make sure that we structure the offer to include all of the contingencies to properly protect the buyer.
And best of all;  my compensation for all that is usually always covered by the seller.
Bottom line;  Always have someone Representing YOU!
